BDA site? Yes. BDA flat? No, no!

Private builders are worried about BDA's foray into flats. They are sceptical about the quality of the construction, while the public are hesitant to buy it.

The Bangalore Development Authority’s ambitious project of selling apartments has no takers. The demand for a decent home does not seem to end in Bangalore, but people are not interested in BDA flats.

The last date by which buyers had to apply for the flats was 31 June, 2013. Under Phase-I, total 4502 flats were constructed by the BDA, in Nandini Layout, Halagevaderahalli, Malagala, Gunjur phase-1, Thippasandra, Doddabanahalli Phase -I, Alur, Kothanur and Doddabanahalli units. Of these, according to BDA, only 700 have been allotted.

Why did BDA get into apartment business?

Real estate market is booming in the city, even when there is lack of space. To keep pace with time and to compensate for the space crunch in the city, the BDA entered the business of apartment construction, apart from making layouts.

BDA commissioner T Sham Bhat informed Citizen Matters: “Space is a big constraint in Bangalore, so the BDA has decided to construct apartments and no new layouts for the time being.”

In the 2011-12 state budget, the Karnataka state government had proposed to build 30,000 affordable housing units through BDA. Under this scheme, the agency invited applications for the construction of 6180 apartments on March 14, 2013 through an advertisement.

The BDA started its project in Nandini Layout, where 168 single bedroom-hall-kitchen (1 BHK) flats were constructed on 1.5 acres of land. Interestingly, when the project was conceptualised in May, 2012, the BDA had worked out the cost to be Rs 5.5 lakh per flat. This cost was worked out hoping that the agency will get JNNURM funds for the project. But JNNURM refused to fund the project in November 2012.

So the BDA had to increase the price. The raw cost of the land was Rs 9 crore. The BDA increased the rate to Rs 8.2 lakh. But the government realised that it was expensive and slashed the rate.

Thus the final cost of each unit in Nandini layout was fixed at Rs 7.46 lakh for 470 sqft of built up area. This was announced by the BDA in the first week of July, 2013. Units are being constructed on a BDA-acquired land, thus the rates are reasonable, says BDA town planner member A V Rangesh.

At this juncture, some news papers reported that some of the buyers approached the BDA asking them to return their money. But when Citizen Matters enquired with BDA officials, everyone including the BDA Commissioner denied any knowledge of any such persons who approached them.

How are BDA houses allotted?
As per the provision of BDA Act Site Rules (1984), sub-rule (11) of allotment of site rules, there are nine reservation categories for allocating sites and units.
The list comprises:
  • SC, ST, OBC
  • Members of the armed forces of the Union, ex-servicemen
  • Members of the family of the deceased ex-servicemen
  • State government employees
  • Central government employees and public sector undertakings and statutory bodies owned or controlled by the state or central government
  • Physically handicapped
  • People having outstanding achievements in the field of arts, science and sports.

50% of the flats will be provided to general category, while 50% of it will go to the reservation category. Sites are allotted based on the discretion of the authority. For the purpose of allotment, the authority will constitute a committee. This allotment committee comprises three official members and three non-official members. The chairman of the authority shall be the chairman of the allotment committee. Subject to the approval of the authority, the decision of the allotment committee is considered to be final. There is no income limit in the allotment of sites, except in case of economically weaker sections of society, where the income should be less than Rs 1 lakh per annum. They will have to submit domicile and economic status certificates.

Rangesh adds that in total the BDA is constructing 17 apartment complexes in the city. They are in:

  • Alur on Tumkur Road

  • Malagala in Nagarbhavi

  • Halagevaderahalli in Rajarajeshwari Nagar

  • Thippasandra and Kothnur in Anjanapura

  • J P Nagar 9th phase

  • Kanaminike on Mysore Road

  • Two projects in Doddabanahalli on Old Madras Road

  • Two projects in Gunjur on Varthur Road

  • Two projects in Visveswaraiah Layout

  • Three projects in Kengeri and in Nandini Layout.

Rangesh says that the units in Nandini Layout have been allotted to people, but are not yet sold. Explaining the difference between sold and allotted, Rangesh says: “Sold means anybody can come and purchase it. However, in allotment, applications are called for and are scrutinised, after which applicants are shortlisted based on certain criteria and allotted homes. But they are sold to them only when they deposit the initial amount.”

‘Use borewell water until Cauvery arrives’

The BDA aims to complete the construction of these unfurnished 1BHK, 2BHK and 3BHK apartments in all the 17 sites by April 2014. Their biggest project site is in Kengeri, opposite to Kengeri bus stand on Mysore road.

The cost of each complex is different. The builders who won the tenders are-  BG Shirke Construction Technology Private Limited and Homballe Infrastructure and Gowri Infrastructure projects. The architects hired by BDA are- Mumbai-based Tandon Consultants, Kolkata-based Srei Infra Finance private limited, Delhi-based Voyant Solutions and Bangalore-based Stup Consultants Private Limited.

The BDA has assured of Cauvery water supply in all its units, in the Cauvery 4th phase 6th stage water supply. Until then dwellers will have to make use of borewell water. As per government rules BDA aims to provide solar water heaters and solar lighting in homes.

“The borewell water is potable. We have dug four borewells for 300 feet and we are using the same for construction and for drinking after filtering it,” says Uma  Prasad, chief project manager from Shirke.

Citizen Matters visited the Valagerahallli site in Kengeri and found that no luxury apartments were being constructed. The apartments are based on three categories –  for the lower income group (1BHK), for middle income group (2BHK) and high income groups (3BHK).

All apartments were being provided with balconies, AC and geiser points, lifts and staircases. Parking space was being provided for only 50% of the apartments in each block. The homes are not vastu-compliant, however the site is. Vitrified tiles were being used inside homes and granite flooring was present in the common area.

There was no provision for dining area in 1BHK homes. They were present only in 2BHK and 3BHK houses.

Uma Prasad says that provision for solar water heating is only for the top floor and not for all units, as it is not possible to provide piping and facility for all units.

Quality is the key factor

Commenting on the quality of construction and rates of the apartments, Rangesh asserts: “Our units are better in quality compared to those being offered by the private builders. The rate is 50% less. We are here to give the best at affordable prices to all people.”

However, private builders dispute this. President of Bangalore Realtors Association of India (BRA-I), Irshad Ahmed says that there can never be a competition. BDA is now constructing budget homes while there are many who are constructing high end and luxury apartments. The finishing and quality also cannot be compared to that of the private builders.

“I cannot speak of the standards of BDA as it is for the first time they are entering this business. So they should also talk after people move into them and stay there for a while. We have seen the standards of Karnataka Housing Board (KHB) and they are not good,”  he says.

He points that BDA is constructing homes on the outskirts of the city and not focusing where the demand is more. There is a lot of demand in south and east of Bangalore covering areas of Bannerghatta Road, Sarjapur Road, Hennur, Whitefield, Hebbal and Kanakapura road.

Director of town planning in Karnataka Housing Board, Veerendra Nath K R says that BDA has an in-house quality inspection of the site, which is not trustworthy.

The BDA aims to complete the already announced five layouts: Nadaprabhu Kempegowda Layout (spread across 4,814 acres), K Shivaram Karanth Layout (3,456.12 acres), K C Reddy layout (2,134.9 acres), D Devaraj Urs Layout (1,976.02 acres) and S Nijalingappa layout (2,806.09 acres). .

People skeptical about BDA houses

While some feel the cost offered by the BDA is less, others are worried about the quality and maintenance.

Amita B, a resident of Jayanagar an employee in a private club, says: “Looking at the past track record of BDA – land tussle and legal problems in the formation of layouts, I am doubtful of the apartments. Though BDA is saying that khata will be given, will it be allotted and and are all sites free of litigation, is a worry.” She says she is skeptical about the maintenance too.

Sunitha R, a resident of Kengeri, says that there are many apartments coming up nearby. “I would prefer to stay in a private property rather than a BDA site as I am not very confident of the quality of the house. The rate speaks for itself. If the house is costlier it is always better.”

However, Deepa Narang, another resident of Kengeri says that on the onset the homes look fine and are meant to cater the needs of those who have budget constraints. “I have been searching for a decent home since very long, but the rates do not match my budget. So this seems like a better alternative,” she adds.

    BDA Officers are not answering. I saw these details in paper today. Thought of sharing witrh all.

    1. Bhat said that during the second notification, of the 466 people who had applied for 2BHK homes, 443 have got them. In case of 3BHK, as many as 469 applied and 122 were given flats through lottery. In the third notification, 1,306 applications were received for 2BHKs, of which 519 were given; and 758 applications were received for 3BHKs, of which 384 flats were provided through lottery.

    Hi Vinod, With respect to their quality of consutruction, i don’t c any point to think twice, cos they hav given it to some of the well known private builders and i had been to the site to check their quality. It was actually good. So, don’t get disturbed by the gimmicks played on net by some of the private builders as they are trying to keep the people away from these kind of good initiatives taken by the Govt.

    Only foundation and pillars of ground floor looks complete, now they are constructing roof. Engineer says another 1 year is required to finish all the units. The Construction company name is Abhiram Infra Projects Pvt. Ltd. I had a talk with BDA quality engineer who says quality is up to the mark. But so I am no expert. So guys please visit if possible and give your expert reviews on quality.

    i had visited valgerahalli site at the time of foundation. it is absolutely constructed on clayey soil. For 1 bhk, its ok since they are fully concrete boxes.For 2 and 3 bhk its absolute no all are precast and standing on clay. From outside for another 1 year it may look good once if cracks starts and its all assembled building nothing can stop it…so i did not intend to apply for valgerahalli. One important thing is precast building are difficult to repair since its a cummulative effect.

    Hi All, During the lottery allotment process i was there on both the days. Unfortunately they wasted many of the peoples precious time since it was working day, they could have finished soon by putting the eligible and non eligible candidates names at multiple places instead of displaying on one screen. Finally i have been alloted the 3 BHK house in valagerahalli and i visited to the place yesterday, still work goin on it may complete by 2014 March as mentioned in paper and informed by security. flat no and Block no are not mentioned, only one model house completed for visitors since all flats are same we can see that. I dont want to comment about quality of flats my knowledge is very minimal on that. If any body wants to be in touch wit me feel free to call me on my number 9886898983…..

    Hi all i got allotment….had been to BDA office last day and heard that those names not reflected in list means they will be considered for the next project and surely they will have the preference on that.so no need to worry and also no corruption happened internally its purely chit based in front of everyone.

When my brother in law went in person and asked they said.. they have exhausted all 2 BHK allotments and my file has been forwarded to refund section..     1. Those who applied in 2011-13 and allotted home but wants to change location to their original first preference – These people have to surrender their application within 6th jan-14. The initial deposit will NOT be paid back. Instead will be allotted new flat at original mentioned location without conducting lottery.

    2. Those who applied in 2011-13 and not allotted any flat –
    For these guys, the initial amount will be returned. But they can retain their seniority. So during next calling of applications need to apply again, but no preference to location also no lottery. Definitely will get allotted based on first come first serve.

    3. New applicants of 2014 –
    No seniority, but according to lottery flat allocation

    Did some research on Valagerehalli and Kothanur locations, this info may be useful in deciding whether to surrender application or not.
    Valagerehalli:-

    Advantages:

    1. Entrance of Apartments is on Mysore Highway!!

    2. Close to RVCE, BIMS College, Global Tech village with companies like Accenture, Sonata, Texas Instruments, Mphasis and Mindtree within 2-3 KM.

    3. Distance from Mejestic Bus stand – 15 KM.

    4. Frequent BMTC buses to Mejestic, KR Market and Banashankari etc.

    5. Definitely will generate good Rent right from day one (around 10,000/- for 2bhk hopefully).

    6. Metro connectivity will be there but not sure how far from it.

    Disadvantages:

    1. No residential developments around.

    2. Closeness to Vrashabhavati (River turned gutter) cleaning plant right across the road.

    3. Railway track so close to 2bhk and 3bhk apartments which just scares me (may be its just me).

    4. No brand name as Valagerehalli is just became known after BDA started its flats, also Kengeri is famous for bad smell.

    5. Less hopes of getting kaveri water supply soon, may have to rely on Borewell for few years.

    6. The 2BHK floor plan is relatively clumsy and no space for dining table.

    Advantages:

    1. JP Nagar (8th Phase), a well known residential layout famous throughout India.

    2. BDA Park (not well maintained) is just 200 meters away. Also proposed 80ft road very close to construction site.

    3. Bannerghatta Road is just 2 KM away, which gives access to Meenakshi temple, Honeywell, Accenture bang-5, Fortis hospital etc (all within 4-5 KM).

    4. Gottikere on Bannerghatta road which is again 2 KM far will have a Metro Station in Namma Metro Phase-2.

    5. Nearest bus stop is less than 1 KM (Jambusavari Dinne) which has frequent buses to Mejestic (215-H), Banashankari and to Kengeri (378).

    6. Kanakapura road is also close and well connected through public transport.

    7. Distance from Mejestic Bus stand – 16 KM.

    8. Royal Serenity apartments (200 meters away) are sold at 45-55 lacks (something like 3300 per sqft rate).

    9. Land rate in JP nagar 8th phase (4000-5000 per sqft) depending on proximity to main road.

    10. May get Kaveri water soon as pipelines and taps are already laid in JP nagar 8th phase, 2nd block. But can’t be sure.

    11. The 2BHK floor plan is well planned and has space for dining table. Helps in getting tenants (as no competition from neighboring 3 BHKs :))

    Disadvantages:

    1. Not much developments seen over last few years in JP nagar 8th and 9th phase.

    2. No probability of future developments in South Bangalore, as North and East Bangalore will see developments.

    3. The surrounding area is not fully developed yet, you can see one house per 3 to 4 empty plots.

    4. No guarantee of good rent. Initial years you may get just 6000/- to 8000/- if you are lucky.

    Anyhow today i visited Gunjur site. RCC frames have been casted and Blockwork done. All RCC frames unlike kengeri(all are precast and then assembled at site) have been casted in site so quality in Gunjur is excellent. All doors frames are wooden, looked very good. (In kengeri doors frames are not wooden). All 2bhk are north and south facing.

Had applied for Gunjur 3bhk, Just want to get some clarifications through somebody who might go to BDA personally. 1) Should I wait for the next allotment process as they have not exhausted all the 3bhks during the present allotment. 2) Where do they inform the status of the eligible applicants, cos that is the first level of filtering of applications. 3) What is the expected date of next allotment? 4) If they are still gonna call for frest applicants, does that mean they have insufficient applicants or more units are gonna be added? .     praveen, as i guess the manual distributed by BDA mentions in GUNJUR there is a lot of potential for 1 BHK remaining. 2 or 3 bhk there are very little chances but dont leave to apply because you will be on priority next time. Your money will be debited this time but you need to apply in the next notification as i know is March 2014. I think they will be calling for other locations apart from these locations gottigere, kanminke, komagatta, sonenahalli etc..

When contacted BDA for clarifications on their next allotment process were not sharing any information and for the issue of balance 3BHK allotments are not providing any concrete information. Further as can be seen from the list registrations as late as October/September 2013 were also considered and allotted under 3 BHK category and this also adds to the confusion. If you have any information on this it may please be shared.

    Friends ,have any one observed the 3rd notification allotees of 2&3 bhk flats.On observing i found several applications were registed after due date
    ie 30.06.2013 even some of the applications were registered from jan 2014 onwards and included in the eligible list and got successful depriving of genuine applicants who applied well within due date.Some goal mal has been done by the BDA people. Some of the people who have applied in 2012 did not get the flats ,where as thos.e who have included till the date of lottery were alloted flat.If BDA people would have not included these applictions all of us who were applied well within due date would have got allotment as per their preferance of choice.BDA people once again done a mischief in allotment and there is no transferancy in allotment as my opinion.Can any one discuss on this.

When you are accusing BDA of taking applications illegally, you are not just accusing BDA but also accusing your fellow applicants. Refer Vijayavani paper of 2nd July-2013. BDA has extended its date so many times, this was just one of them.

    one thing i can suggest to all is that,,,, please don’t compare the flats quality with other private builders and also cost is high as sky with private builders and as spoken with BDA officers they have built in very good material and quality is very good…..also in reasonable prices 1 2 AND 3bhk are awesome…..they have kept one demo house for visitors its simply superb and ventilation is awesome….nice accessories with genuine companies as well.please think that BDA will not lose their name and fame by doing any golmaal cause they are doing for common middle class people and owning 1sq feet in bangalore is tough with skyhigh rates…..visit flats quite regularly and get in touch with people for suggestions…dont believe few…go with more and have a happy days….i am sure once u enter flats will come to know about the quality….all the best

    To Nithin and hemantharaju, I think there is something went wrong, when i just counted the total allotted members who has applied after 15JUL2013 as per the last last notification and they are around 78, typo-error may happen to 1 or 2 cases, not to 78. Will BDA has answer for this? and my one big question is- Will the cost of apartment will remain same in the current project as we are applied in previous notification itself? or it will be more? If it is more then better quit totally. And is any one counted whether allotted count is matching with the 2BHK 962 and 3BHK 506.

    I called BDA just now asking about allotment letter. They say it will take another 1 and half month to post it to our address. I guess we cannot approach banks for loan without having allotment letter in hand and since this is BDA direct allotment with clear titles, banks are gonna line up to give home loans…hopefully… 🙂

I just checked and totally agree with you that the applications dated as late as October / November 2013 were considered for allotment though the last date for extention is 15th July 2013. It is not that we are against the allotments made for the people who have applied post 15th July 2013 or during 15th July 2013 but why applicants who have applied in March 13 ie., well before 9 months and responded to BDA’s notification in the March 2013 itself are not cosndiered giving seniority or priority considering the long period of more than 9 months appears to be unfair to say the least. It is now to BDA to appreciate the genuine concerns of these applicants and the justice may be considered. Can I have the mobile number of Mr.Mallikarjun/Hemantraju to have individual discussion.

BDA official informed me to contact D.S-1(DS-2,D.S-3 May be there depending on which we booked) to get refund or to give option for adjustment for next notification which will happen in march 14 as per BDA persons.I think it is wise to get refund because the previous allotment will get delayed & construction not yet completed & it will take more than 9 months as discussed in the above forum.Moreover ELECTION may be announced after FEB 14 ANY TIME.     Hi All, I have visited the BDA yesterday and come to know that for the people who have applied in 3rd notification(ie 2013) will get refund amount in next 10 -15 days as they already sent for processing and they said seniority will be maintain but you should be lucky to get the flat in next lottery system. And people who all are applied in 2nd notification(ie in 2011) their amount will not refund until they request it for, as they planned allot all of them 100% in next allotment and i get confirmed that for these people which price will be applicable as i am not in this list. And the price will not remain same in next notification. I think it is better got amount asap and can save interest as narasimhan mentioned above. As there are only few junior staff were available during public visiting time who din’t have answers for all our questions, I don’t know where and when these officer will be available to answer, as usual happens in other govt offices…..so for one of my question “Why the allotment happen to only 3000 flat where as it planned for 6000 and why we should pay new price in next allotment where as we have applied before the last date(30APR2013) not in extended date?” i didn’t get answer.

    For further enquiry u have to contact Mr.Muniraju. He will be addressing all the flat related queries from 3:30pm. It will be open on Saturdays too.
    One more thing, I too haven’t got my refund. 🙂

    Hi all, I got allotement letter for Kothanur. The total amount is 15.50 lack in allotment letter, as per 3rd notification the price was 14.50. I guess they have increased price by 1 lack for all flats. And I visited BDA office today (DS-3 / Upakaryadarshi-3 on 2nd floor). They say we have to deduct the initial deposit paid from 15.50 and pay the rest. This amount is excluded of Parking, BESCOM and BWSSB. I also asked about the 5% less on total amount if the whole amount is paid in single installment within 60 days. They are not sure about 5% concision, got different answers from 2 different guys. Can anybody confirm on this?

    I met BDA Accounts Officer today. Cost of 2 BHK is increased by 1 Lakhs in all the different places. For Eg. Kothnur cost is increased from Rs14.5 L to Rs 15.5 Lakhs. There are no specifice reasons for the increase. Also by now most of us have received our “Allotment letter” and “No Objection Letter”. Only cost of the apartment is included in the Allotment letter. Cost 1,550,000 Registration @12% 186,000 Service Tax @ 5.5% (Not mentioned in the notification) 85,250 BWSSB 91,250 Parking (Approximately) 100,000 Total 2,012,500 1. I had a discussion with HDFC Bank, Bank will only fund for the amount mentioned in the allotment letter i.e Rs 15.5 Lakhs. 2. Remaining all other amounts are not mentioned in the allotment and bank will not fund. It has to be paid by us separately. Request all of you to come to BDA office at 3 PM tomorrow ( Mar 04, 2014 – Wednesday), there will be a Public meeting with BDA commissioner, we can express our concern and request them to include all the cost in the letter and revise the allotment letter so that bank will be provide additional loan

    Hi all, Adding 5 Lacks to original cost of 15.5 Lacks seems too much to me. I approached bank today with all required documents. To my disappointment my eligibility amount itself is 14 Lacks as calculated based on current salary I am drawing. So for me there is no point even all other extra expenses are included in Allotment letter. Even if I pledge my wife’s every piece of gold, amounts to 2.5 Lacks. BDA should advertise in the notification itself the total amount including every cost. I feel betrayed or may be it is bad planning on my part as I did not predict this. So MY ADVICE TO ALL NEW APPLICANTS, JUST ADD 5+ LACKS TO WHATEVER AMOUNT BDA ADVERTISES FOR 2BHK HOUSE AND DECIDE YOUR AFFORDABILITY. And my request to all, please try to get this extra cost reduced if possible…

He informed his team to look into the issue and revise the price. Also we will be getting one more letter from BDA mentioning the price of BWSSB/BESCOM and Service tax. There is no clarity of Car parking charges at this point of time. About the 25 % payment. If your cost is 15.5 L and assuming you have paid Rs 220000 as down payment at the time of applying for flat. you need to pay now (15.5 L -220K) * 25%

    Every wednesday commissioner will address public between 3 PM to 5 PM. Atleast 15-20 people should approach again to turn around the things quickly

    One senior BDA official told me all construction is state-of-art tech and the fittings are top class (Jaguar/Kajaria tiles), with water aplenty in Kengeri (Valgerahalli), and a sub-station for power so there is no problem with electricity…….possession will be given very soon (couple of months according to sources) for Valgerahalli allottees….

    Hi My brother had been to BDA office day before yest, As per the info he got it will take another 6 months for the valagerahalli flats ownership to be given out to all the allotees…Everybody has to pay initial 25% amount after that they will start verification processs it seems, its goin to be little slow process as they said. Also its informed him that they cant provide any more documents apart from the allotment letter with no objection certificate, loan is our responsibility and there is no concession on paying full amount in one installment. if something is wrongly informed by them here pls post.

But they will only accept my wife as co-applicant only if her name appears on the allotment letter as a co-allottee. I plan on going to the BDA office to inquire if they could hive me another allotment letter with both mine and my wife’s name on it. Has anyone else inquired about this?

    Letter is sent by Regd post.. if no body is there to collect at time of delivery it is sent back to BDA.. wait for another 10 days.. they are sending revised letters with proper payment schedules, including BWSSB, etc charges, also NOC has some mistakes which they will revise also… the 60 days will be calculated based on the date in the revised letters to be sent to all allotees who had applied under 2nd and 3rd notification

    Commissioner, BDA, Bangalore, to be paid at the Canara bank branch at the BDA head office. They will provide us a challan as a receipt.

However when I met BDA commisoner,he is sure that within six month project will completed and allotties are expected to pay the balance amount within six month itself.

    I paid yesterday, You can take DD from any bank. Submit the DD to Canara Bank adjacent to BDA Office. They will give you an acknowledgement for collecting the DD.

    Venkatesh, the Canara Bank is behind BDA, in the same compound. DD can be made any bank of your choice but in favor of “Commissioner, BDA.” This DD has to be presented at Canara Bank at the aforementioned address.

    Dear friends, during BDA flats allotments many malfunction / mismanagement had occurred and many 2nd notification applicants (applied during May 2012) not got their prescribed flats but 3rd notification applicants which they applied on 2013 got Kengeri / Valgerahali and which is illegal. As per BDA 2nd notification Applicants should get 1st and if any left out should be handed over to 3rd notification. So we are planning to file a case against BDA – filing a RIT to stop 3rd notification allotments so if any one interested pl reach out to Venkatesh 9980344391,Arun – 9945564063 Nanjundi – 9845970808 Vidyantathan – 9448291522. BDA did mistake in the following points:- 1) All 2nd notification applicants did not get allotment but they allotted to 3rd notification applicants. 2) Gunjur 3BHK is not allotted for 2nd notification applicants but allotted to 3rd notification applicants. 3) They shortlisted 2nd notification applicants which is not supposed to do and even while shortlisting they were not followed the BDA allotment procedure – Engineer will say applicants were selected on DD purchase date but few BDA officer will say on Application submission date but even through RTI which is not clear and not informed the right information.

    To any 1 who has been allotted a flat at Gunjur, I am also allotted a flat at Gunjur Phase 2…and my 3rd installment is due on Oct 1st week..Last week had a visit to the site, i had a talk with the engineer and he was not in a mood to talk 🙂 when asked how long it would take for the possession he told that BDA had hold the payment for almost 3 months now so not sure where our money is going. Any idea when is the 4th installment need to be paid along with the other payments.

    Current status: they are doing plastering work outside and inside..

    Just received a letter saying we will be penalized as the last date for payment is due. I rang up BDA and the person on the other end said, they are even giving possession of the Valgerahalli flats and many have already been registered. Can someone please verify these details. They want a separate DD for the last instalment and another DD for the BWSSB and Bescom deposits…..

    Thanks everybody for posting all the discussions here as I got a lot of information from this site. I have been alloted a 1bhk in gunjur in the november notification. I visited the site of Gunjur dec 13th 2014. The construction is good but the water connection is the problem. When enquired I got to know there are currently only 2 borewells which are satisfying the construction needs but I did not get any plan regarding either the cauvery water connection or the increasing the number of borewells satisfying the needs of residents.
