Your new PID, how to get it

BBMP has issued new PID numbers for properties this year. Here is how you can find your PID number, to file property tax.

This year, each property under BBMP has been given a new GIS-based PID number. PID will have ward number, new street ID and newly allotted property number.

To find your PID number, please follow these steps:

1) Go to the link bbmp.gov.in

2) Click on the tab ‘GIS based new PID’

3) Go to the bottom of the page and click on ‘To Know your New PID Click Here’

4) Enter the application number you used for your 2008-2009 property tax payment or enter your old PID Number and click on ‘Search’.

5) Click on your name and then click ‘Fetch’. You will get the details. Check for correctness. Copy/print this page for your records. (Note: BBMP GIS PID project is yet to be completed and if you do not get your new PID, do not worry. It will become available on the website this year, BBMP officials say.)

6) Click on the tab ‘click here to view your property in GIS map’. You will get a Google Map of your area with your property details. Save/print for your records.

7) For corrections, you can contact your BBMP ward office.

8) Please note: In your property tax receipt for 2012-2013, this new PID number will also be given.

Quick tips for property tax payment
BBMP started property tax collection for 2012-2013 from April 2nd. The information required to fill the form are PID number or Khata number, SAS 2008-2009 and 2011-2012 application numbers, receipt and date.

Computation for this year is the same as last year, so data can be taken from last year’s receipt. Tax amount includes property tax and SWM (Solid Waste Management) cess, and can be paid by cheque/DD/pay order or credit/debit cards.

For our detailed 2012-13 guide to paying your property tax, please look out for an upcoming article in May.

I have a suggestion to make to BBMP . They are losing a lot of revenue because of the Self Assessment Scheme. Many owners of properties are not giving true statements because BBMP has no way to verify and crosscheck the correctness of Data given. Many Owners are declaring as self occupied but in reality, the property is rented at exhorbitant rates. So,BBMP should ask compulsorily for a certificate from the Apartment Associations that the property is owner occupied or by the tenant. BBMP has to find a way to check correctness of SAS from LPG Gas Suppliers or the concerned Food & Civil Supplies Dept and copy of the Electricity bill of the property regarding ownership and occupation. The software needs correction and upgradation to reduce clerical mistakes in calculation. Excess payments due to erroneous entries should be refunded on revised application format.

I got posession of my house in 2010 and only have the new PID. However, for online payment of property tax, I need the old PID. Can someone guide me how to get that?

  3. Ravi Ranjan says:

    Hi All,
I have been running after BBMP officials for past 5 months to pay my property tax and to my dismay, the officials are not co-operating.
As per the officials, they have my property as RENTED in their books, and to prove the same, I took the certificate from my apartment association that my property is SELF-OCCUPIED. The BBMP officials are still not co-operating. My BBMP office is Hoodi Circle, Old Madras Road.
Can anyone suggest, how can I proceed?
PS: Since I need to pay tax right from 2008-09, I cant even pay it online, as first payment has to be done at office. This is causing a lot of trouble to me. Can somebody help in this?

    Dear Mr.Ravi Ranjan,

It is SAS system in practice. Fill all your returns with penalty and interest and submit along with a cheque.

If the authorities refuse to accept, ask them to put on the returns as “REFUSED”.

It is their duty to accept what ever we submit and issue notice for which we have to respond.

In case you are making a false returns, you will have to face the huge penalties levied.

As you are a defaulter, they may try to make “QUICK” money. More-over, who was staying in the premises since it was constructed ?

Hope this will help you to pay and make you property tax regularised.

    Wish you all the best,

    Yours,
    D.R.Prakash

    Dear Mr. D R Prakash,
Thanks a lot for your response. To give you background, I got the property registered in Oct 2008, and post finishing, I have occupied the same in May 2009. No body has taken possession of my property since day 1 other than me.

I understand that I got up late with respect to this, but I am willing to pay penalty too on SELF-OCCUPIED. These officials want it to be paid on RENT. For this I asked them how they collected the information, and I was told, some other official had gathered it from apartment- NO DETAILS whatsoever.
Yesterday, I went again to pay the property tax, and was sent back. I had gone with my cheque book and filled up application, and I was sent back yet again. This time they handed me over a notice (issued on 05-03-2011) hand to hand.
I really don’t know how to proceed.
I further went to BBMP Mahadevpura office to the ARO, and he has asked me to submit an application to joint commissioner with the proofs of self-occupation, and wait. I have done the same and will try again in a week at the office. Hope something happens there.

    Thanks and Regards,

  11. Amit Gupta says:

Hi,I am paying my property tax via online every year in April. However in my tax receipt new/old PID is blank. When I check the same on BBMP website I am not getting the PID number and it gives error as missing property. I have called several times ARO of my area and he every times says that they are working on it and during payment of next year tax it will be automatically allocated. But iys been two years now. Most of the flats in my apartment got their PID automatically allocated while paying tax online/offline. Can anyone please suggest me how to get the PID number for my property.

  12. K Chatterjee says:

    Hi,

I have been paying property tax for the last 3 years (11-12, 12-13, 13-14) at the local BBMP office. As i took handover of my flat in Oct 11, i dont have New PID, Old PID or the SAS 2008-09 Application No. As a result i cant pay tax thru the online mode. Other flat owners in my bldg are paying thru online mode.

Also, for some reason the BBMP doesnt generate the New PID. Every year i am told “you will get it next year”.
Is there some way i could get my PID faster?

    Thanks

  13. sunit123@gmail.com says:

Like Amit Gupta , I too have a similar challenge of not having a new PID number, in spite of my adjoining property having a new PID number allocated. Have this property with me since 1998 and paying taxes regularly. Property is in Hormavu area, under K R Puram revenue office. Can someone help me with how I should go about and obtain my property’s new PID number please. Thanks a lot.

  14. vswaminathan says:

    Dear Mr Srinivasan
Understand that, for procuring PID, the owner is required to furnish, besides others, the ‘area of apartment’. Is it the ‘built-up area’ or ‘super-built area’, as both found a mention in the sale (purchase) deed. Can you please clarify what exactly is the official requirement; for, there seems to be a largely prevailing confusion.
    Regards
    vswaminathan

You will not need PID number.
All you have to do is go to this link, http://1113.sasbbmp.com/Forms/frm_OnlinePayment_KnowYourPaidTaxDetails.aspx

Then enter you old application number, you will get first application number and history. From there, take the first application number go to BBMP tax online and pay. Its very easy this way.

Hi I have bought a property in 2011 from owner “A”, he has paid tax till his time and 2008-09 tax paid application number is in his name. I have also paid all the tax up-to-date till date. But in my property tax receipt NEW PID number is not getting updated. When 2008-09 Application number is entered in BBMP site, it shows the new PID number, but in the name of the Old Owner “A”. How can I get it transferred in my name, so that it gets reflected in further property tax payment receipts.

Thanks in advance for helping me out.

  26. Manoj Kumar Gupta says:

    Hi all,
First of all please note base SAS application number is the application number mentioned in property tax receipt which is paid after khata transfer in your name. This base SAS app number can help you to pay online property tax , know your old PID/ new PID etc. In bbmp website this base SAS app number can be entered wherever they ask for Year 2008-09 SAS app number.
BTW currently bbmp site is giving lots of error so better to do online payment after 4-5 days.
    I hope this will help.
    Regards
    Manoj

Political parties have tried hard to woo their voters before assembly elections. We analyse their manifestos ahead of voting on November 20.

The 2024 Maharashtra election is not just a crucial determiner for the State but also for Mumbai. This is because it comes at a time when the Brihanmumbai Municipal Corporation (BMC) has been disbanded, leaving citizens without corporators to represent their concerns for the past two years. With no local representation, it isn't surprising that many candidates have released their individual manifestos, outlining the work they plan to undertake in their constituencies within the city. But do these manifestos address the challenges Mumbai is facing right now? The city has been struggling with a myriad of issues — huge gaps…
