Pay Property Tax for the year 2013-14

A step-by-step guide on how to pay your property tax, from the comfort of your home.

It is that time of year when we have to pay the property tax for the current year. There are two different types – White (Form IV) in bilingual, and Blue (Form V)

For the properties, where there is no change in any field – either in category (residential / non-residential), dimensions (any addition / deletion to the structure) or usage (tenanted / self-occupied) one has to use the white form (Form.IV). Unlike previous years, the Form IV has already reached all the help centres this time.

The block period for this term came to an end officially last year. But for our luck, an unofficial extension has been granted for one more year, though there was a proposal to adopt a new zonal classification of areas without change in the tariff.

This year you find a new column on the top left hand side of the application for entering the PID number, the official identity of your property. You have to write both old and new PID numbers. The old PID number is available, entered by you on your previous year’s application. The new PID number is available in the receipt issued against your payment printed in bold letters under the column ‘New PID No.’

  • 5 % rebate is not applicable on SWM Cess.
  • Payment below Rs.1000/- (Including SWM cess) can be paid by cash. There is a relief in the issue of RECEIPTS FOR CHEQUE PAYMENT, if the amount does not exceed Rs.10000/-. It will be issued immediately and for amounts exceeding Rs.10001/-, it will be issued only after realisation of the cheque (takes up to one month), but acknowledgement will be given immediately. You can also obtain the receipt by submitting the copy of the bank statement or pass book with the debit entry of the cheque through which payment has been made.

Keep handy the photo copies of form I / II / III (Submitted for the year 2008-09), form IV (Submitted for the year 2012-13) OR the forms submitted for revision, if any and the relevant receipts.

Part I

Enter the personal details in Part I as you did last year. Column 4 has been clubbed with column 3 this time. There is a new information – the number of electricity and water connections sought – under column 4. Information on having a bore well at your property has also been sought this year. Fill in the RR Nos. of both the installations, i.e, both electricity meter and water meter numbers.. If you have multiple installations, fill in just one. Regarding the bore well, you just have to tick the relevant box.

In case of apartments / flats where there is only one water installation, all the returns will have to mention the same installation number.

Enter the ward number and name of the ward as filled in the form for 2012-13.

Part II

On Part II, fill the details of the tax paid according to the year 2012-13 with receipt number and date of payment, in column 08 (a-e). If revised submission has been done, fill according to it.

If you are paying tax during the 5% rebate period, i.e, up to 30-04-13, fill column 09 and draw a line across column 10. However, request for extension of this is underway, which might be considered favourably. If you are paying after the rebate period or in instalments, fill details in column 10 and draw a line across column 09.

Now coming to the section ‘Solid Waste Management Cess’, write your application number on boxes provided on right hand top, and Part 1 consisting of property details as furnished in Form IV, part I (Page 1), with the new PID no.

Refer to your form of 2008-09 (Column 6) or revised one, if any, to the column of ‘BUILT-UP AREA’ and various uses, and fill in accordingly, on ‘ PLINTH AREA’ column.

Refer to the tariff on page no.2 (reverse of the form – unchanged) and fill in the ‘RATE PER MONTH’ column.

Accordingly, calculate the area multiplied by rate multiplied by 12 / 06 for FULL / HALF year and enter in the ‘SWM CESS PAYABLE” column. (Note: The total column refers only to the area and cess amount)

Coming to PAYMENT PARTICULARS on page 2 of form IV, fill in the cheque details, if paid by cheque, If paid by credit or debit card, fill the details of card and the amount of Property tax + SWM cess separately and the total of the two in the respective columns and affix your signature.

Fill in the ACKNOWLEDGEMENT, on page 4 with the single amount (not as filled on page 2). Staple the SWM cess form to the first sheet of form IV and present it at your respective collection center.

To use the online payment system, please log on to http// and follow instructions appearing there.

Thanks a lot Mr. Prakash for your write up. Have shared it on my a/c on FB.

Any news regarding the Blue Form (V), which I presume is the one to be used for changes in land use ??

    Hello Prakash,
Thanks a ton for the step by step procedure to pay the property tax and we to stop greasing the hands of the tax inspectors. I also found that their are various forms in terms of colors. What are they meant for??

(Son in law of your close friend Shankar).

  3. sudhindra ramesh arsikere says:

Thaks a ton Prakash for the wealthy words to pay the property tax online and end the greasing of hands to the tax inspector to pay our taxes.

Any info on the different color of forms used to pay taxes?

  4. V S JAYARAMAN says:

Thanks for the details. It is put up in our Apartment notice board to help all other residents.
    Best regards,

  5. Shankar says:

    Dear sir,

There was change in occupancy type (tenanted to owner) in 2011, so I used ‘Form V’ last year. There is no change this year and I am trying to use ‘Form IV’. All the details are automatically copied from last year’s data and this is correct. However, ‘Form IV’ still shows the nature of occupancy as ‘tenanted’ and I am not able to change it.

So should I be using ‘Form V’ again this year or is it fine to use ‘Form IV’ but with the occupancy type as ‘tenanted’?

  6. Shankar says:

The nature of occupancy changed (from tenanted to owner) for my property in 2011. So I used ‘Form V’ to file the tax last year. There is no change this year, so I am trying to use ‘Form IV’. All the details are copied automatically from the previous receipt and this is correct. However, the nature of occupancy still remains as ‘tenanted’ and I am not able to change it.

So should I use ‘Form V’ again this time or shall I use ‘Form IV’ with the occupancy as ‘tenanted’ and pay the correct amount?

  7. S Srinivasan says:

Please give guidance to those who are filling tax form for the first time and what documents are needed.

  8. Praveen says:

    Dear Mr. Prakash,
My previous year receipt has New PID field empty. I also checked on BBMP Website for New PID (GIS based new PID), it doesn’t show New PID. I think New PID has not been allotted to everyone. Is this mandatory to put in this year form? If so, what’s the process to get one?

  9. D R Prakash says:

    Dear all Readers,

As I find a snag in the automatic system, please send a mail to me directly to the following ID for an early and prompt reply.

Thanking you with regrets for the delay in responding. Definitely I’m not ignoring any of you / your queries.

    I remain,
    D.R.Prakash, Author.
    11 04 13.

  10. D R Prakash says:

    Dear Debashis Ghosh,

I’m not sure whether it has reached the help centres OR not. But its absolutely the same as it was for the previous year with the additional column for the details of Electricity, Water & Borewell information.

  11. D R Prakash says:

    Dear SRA,

I do not get exactly what you require. There are only TWO forms for the subsequent tax payers, Form IV (White) & V (Blue).

Only in the year 2008-09, FOUR forms were there for different types of properties, which please refer to the guide of 2008-09.

    Thanks for your approach.

  12. D R Prakash says:

    Dear Mr.V S JAYARAMAN,

I appreciate your social responsibility and concern for co-people.

    May your tribe grow.

  13. D R Prakash says:

    Dear Mr.S.Srinivasan,

Please refer to the guidelines published periodically in the same site.

Your tax returns does not require any documented proofs.

  14. D R Prakash says:

    Dear Mr.Praveen,

As for my knowledge goes, the process is complete and should have been allotted and should be available.

But if it is as you say, please forward me the full details of your property and the copies of your returns & receipts to get a clarification, if need be from the particular department & will inform you as to how to go about it.

Please wait till then to pay your tax, but definitely before 30th to avail 5% rebate.

    Thanks for your approach,

  15. D R Prakash says:

    Dear Mr.Shankar,

You are referring to payment online. Forget what it shows, as there are snags in the E-system. Please remember we are living in INDIA.

Please fill in form IV and pay your taxes, as the amount it shows is correct. There is no need to go to form V now.

Later you can write to the commissioner regarding this OR once for all make the payment by physical method.

  16. Gyanbhat says:

    Hi ,

When I am paying the property tax thru online , there is no way to enter the NEW PID number (it is a Read only field), So I think New PID number is not mandatory for paying the current year property Tax .

Also BBMP website does not show the NEW PID no for my property .

  17. Subramanyam Sridharan says:

I am trying to pay through BBMP’s online as I have done in the last three years. However, the new PID number (from my 2012-2013 property tax receipt) is not accepted by the web page. In fact, it truncates the last two characters (there is not enough space and I have tried both Firefox and Internet Explorer) and then complains the PID Number is incorrect. Since I am out of the country, I am left helpless. It has never been a smooth online payment facility as one has to always struggle for something or the other every year.

  18. D R Prakash says:

    Dear Mr.Subramanyam Sridharan,

You might have come across my previous year replies, which clearly state that, the system (S/W) adopted by Govt. will be defective and it is a pity that we live in INDIA.

You can get some friends OR relatives to do the work manually for you OR to an agent who will do it for a service charge. Many from outstations are adopting the same to avoid all complications.

  19. V S JAYARAMAN says:

I paid on line and did not face any problem. I find the PID no appearing this year is the same as last year and when I locate the property for the PID no, it is clearly showing the location with the address appearing at the location in the google map.

  20. GK VISHWANATH says:

I tried to pay the property tax for the year 2013-14 online but couldnot understand how to use a debit card. Will some one help me out.

  21. Dr.Ramanujam Venugopalan says:

    Hi Subramanyam,
I have paid my property tax online and i do not have new PID number for my flat. It is accepting the 2012-13 application reference number (Do’nt know if it is same as PID) and was able to pay it easily. Try entering previous year’s application no and fetch teh details and pay it off.

  22. D R Prakash says:

    Dear VSJ & Dr.RV,

You people are lucky to get through the process. But everyone is not that lucky enough with BBMP system.

  23. D R Prakash says:

    Dear Mr.GK Vishwanath,

Payment through either Debit OR Credit card is the same online. One have to procure OTP (One Time Password) from the card issuer, which is valid only for a few minutes. Behind the card, below the magnetic strip (The place meant for signing) you will find a THREE digit figure, which has to be entered first in the space provided. For further instructions, follow the dialogue box instructions.

  24. mrudula says:

    Dear D R Prakash

Once the assessment year has been selected all I am getting is read only options there is no option only to pay online for the same. At the end all I am getting is save and a direction saying self assessment is complete

  26. Prashant VJ says:

    Dear Sir,
Thank you for sharing the information on tax payment procedure.
For me this time need to fill the Form V my home, but I need help to understand what is plinth Area? is it built-up area or foundation area? And also there is column saying usage category & sub-category & group no expatiation is available on the online form.

  27. V S JAYARAMAN says:

Some one has raised doubts on Carpet Area/built up area/super built up aread. Pl find the definition picked up from Google search.
    trust this will help.
    Best regards, vsj

    What is Carpet Area ?

Carpet Area is the effective area available for use within an apartment, excluding the area occupied by the walls. It is measured from wall to wall within the apartment and translates into actual floor area which can be carpeted, if required.

What is Built-up Area / Plinth Area?

Built-up area / Plinth Area is the entire area occupied by the apartment, including the area occupied by the internal and external walls of the apartment. Usually it is 10% to 20% more than the Carpet Area.

What is Super Built-up Area ?

Super Built-up Area is the Built-up Area plus the proportional share of the common areas like corridors, lift wells, staircase, community halls, security/servant quarters, etc.,.

The Super Built-up Area is usually referred to by the builders, when they mention the size of the apartments.

A better percentage of the Carpet Area with respect to the Super Built-up Area, translates to a bigger living space.

  28. D R Prakash says:

    Dear Mr.VSJ,

Please do not lead people into WRONG conclusions. We are dealing with BBMP and NOT google. Almost everyone knows these definitions, if not in full atleast in part.

One has to by the definition of BBMP to pay taxes. Hence I had mentioned in my previous replies also, which you might have missed to adhere to BBMP guidelines.

I appreciate your knowledge (General, and NOT specific). Even on the previous occasion I had told you that, you are just ONE of the lucky lot to get through easily on on-line payment.

Thanks for your interest N concern.

On line payment of BBMP property tax for 2013-14 through Net Banking is done away with during the current year. Reintroduction of this facility will help many of the assesses who do not have credit or debit card facility… munikrishnan.

  34. Yagnaraman V says:

    Dear Mr. Prakash,
While thanking you for all the info, I would like to know whether the rebate period for paying property tax for the year 2013-14 has been exteded to May end?

    With regards,

  35. D R Prakash says:

    Dear Mr.Yagnaraman V,

BBMP is silent on this issue in spite of sending reminders. No where they have mentioned about it either for a yes or no.

The staff are all on election duty and cannot meet any responsible officer to get the detail. Mostly we will get to know only after the results are announced, when all the staff will return to their normal work.

The other way to find this is trying on line payment. As I have paid all the taxes of mine as well as my clients, not in a position to ascertain.

The delay in responding to your query was this uncertainty.

  36. D R Prakash says:

    Dear Mr.Yagnaraman V,

Though there is no publication of the extension of rebate period, the ON-LINE payment option shows the rebate upto 30th May 2013.

Hence, we can come to the conclusion that it has been extended.

  37. Subramanian says:

    Hello M R Gopinath,

I was just curious to know if your problem was resolved. Even Im facing the same problem. Due to this software problem, I lost the rebate already (the site dint work on 30th Apr). Even now , IM getting same message of ” record saved successfully” . does anyone know what this means?

  38. M.R. GOPINATH says:

I got a message from Mr. Subramanian reading thus: “Hello M R Gopinath, I was just curious to know if your problem was resolved. Even Im facing the same problem. Even now , IM getting same message of ” record saved successfully” . does anyone know what this means? thanks.”
I would like to inform him that my daughter advised me to open the site thr’ internet explorer instead of firefox. It worked well with Internet explorer. However, I lost 5% rebate since it was allowed only till 30th April.

  39. Subramanian says:

    Dear Mr Gopinath

Thank you for the simple yet very effective suggestion, It worked for me with Internet Explorer and I successfully paid my taxes.

An additional tip is to use the ‘tab’ button if one is not able to see continue button after ppty record appears.

  40. shobana says:

i paid the property tax online in may but with 5% rebate. The only i realised that i have to pay full amount without rebate. Now how can i pay the remaining amount. Please guide me.

  41. D R Prakash says:

    Dear Late Payers,

Happy news for you all. The new CM has very GENEROUSLY extended the rebate period upto 30th June. So you can pay at your convenient and still enjoy the benefit.

  42. Mahanthesh G M says:

I am paying the property taxes from 2009-10 against my flat against Khata ‘B’. Khata ‘A’ is not yet obtained due to deviations in the building. I came to know that New PID No. is being issued. ARO/BBMP-Whitefield office informed for two consecutive years that due to problem in computer system they are unable to generate PID No. against my khata. without that it is not possible for payment of property tax online. How to obtain new PID No. then?!

  43. D R Prakash says:

    Dear Mahanthesh GM,

All you need to pay on line is either the number of the returns form submitted in the year 2008-09, based on which your account is carried forward. Hence feed that box and proceed to make payment.

    ThanX 4 Ur approach.

  44. Senthil Kumar says:

    Hello Prakash,

We (my brother and myself) have purchased a property (single site divided in to two and made two different registrations). Till last year (2011-2012) tax was paid in the name of previous owner. What are steps be followed to change the tax in our name? Can we continue paying tax for 2012-2013 or any other charge to be paid? What is the form to be used to change of name? Kindly help us on this.

  45. velukumaran says:

Thank u very much for your service,
i had 2doubts for my friends,
1.He paid 2010-11,2011-12 manually having appl no ,if we try for online payment it not accepting. more friend paid 2008-09 ,but name is differ from original ,how to correct the name.
pls let me solution for tis sir.

  46. D R Prakash says:

    Mr.Senthil Kumar,

You are not clear as to when you purchased the property. Anyhow you have paid the taxes upto 11-12.

You both have to apply for a khatha and pay the taxes separately with the mention of either khatha or PID #, whichever is applicable. For this you have to use form V clearly mentioning the dimensions of site, building etc., etc.

Hope you will gear up to be at par with other tax payers.

  47. D R Prakash says:

Please remember you live in India and the systems are under the Government control and NOT with private bodies.

1.The reasons are plenty and you would have come across the reason for your non-acceptance on line itself.

2.How has he paid ? What does the receipt say ? Whose name is there and where ?

Please be clear in your questions.

  48. Ravindra Rao says:

Dear Mr. Prakash, I had let out my flat during April and May of this year. After the tenant vacated, I have not let it out again. Should I pay property tax applicable to tenanted properties?

Please advise. Thank you. Ravindra Rao

  49. D R Prakash says:

    Dear Mr.Ravindra Rao,

Can you be a little more clearer, as to on what basis you have paid the tax, was it let out just for TWO months, what will it be used for in future and from when ?

After getting these details, it will be appropriate to advise you sir.

  50. Ravindra Rao says:

Dear Mr. Prakash, The apartment had been let out in 2011-2012 and 2012-2013. For these two years, I have paid the tax for tenanted properties. In the current financial year, I have let out the property during April and May; it is presently unoccupied, and I do not propose to let it out. As it has been tenanted for only a part of the first half off the year, do I have to pay property tax on the basis of ‘tenanted property’ for the period April 01 to September 30?

  51. siddarth says:

Dear Mr Prakash, Thank you for providing us step by step information while filling in the form,
While filling in form V ( Change in status from Residential to Tenanted) 2 columns (drop down menus) which says ‘USAGE AND SUB USAGE’ having numbers form I – XVI are given as an option with no clear description for what they stand for. I would be grateful if you could help me out with this.
    Thank you.

  52. D R Prakash says:

    Dear Mr.Siddarth,

Regarding the “USAGE & SUB USAGE” details, refer to the page nos.9 &12 to 16 of hand-book for the period 2008-09, which refers to the type of construction as well as the usage of the property. (Resi : I to V, Non-Resi : VI to X, Multiplexes, Theater etc. : XI to XVIII) This you will also find in the returns that you had submitted in the year 2008-09. Now enter the additions, if any according to the category it belongs.

  53. Ravindra Rao says:

Dear Mr. Prakash, I am waiting eagerly for your advice. Please see my post of June 16 (11:43 AM).

  54. D R Prakash says:

Mr.Ravindra Rao, Sorry sir, I think there must have been a technical error, where your posting had not appeared in time but the next, so I’ve missed it unanswered.

Anyway thankyou for your reminder. As on the date of submitting the returns, it is vacant and the period of tenancy is very short, you can declare it as owner occupied and pay the reduced (50% deduction) tax for the year 2013-14.

  55. Suresh says:

Hello Mr.Prakash, I have purchased a site at 2011 and done KHATHA transfer that time but the name didn’t get reflected in Tax paid receipts. so, 2011 – 2012 I continued to paid the tax in the old owner name. so far the name have not changed and planning to pay tax on tomorrow for 2013 & 14. Incase, If I pay tax with the previous owner name does it have any problem in the future? Pls advice.

  56. D R Prakash says:

    Dear Mr.Suresh,

You are not clear about your details. As I have been repeatedly quoting that, you are paying tax for the property and not for the person. Just check for the correctness of property details in your receipt.

Issue of Khathas has been suspended and what you would have obtained will be just ‘B’ Form. Rest is left to you.

  57. Karanam Balaji says:

Hi Prakash – I have a property registered in Singapura Layout near vidhayaranyapura. I am trying to pay the tax this year through online but it is not allowing to search with the old application number. I do not have the PID on my old tax paid receipts. Please help me how to proceed further.

  58. surya shikha says:

hi mr Prakash. I went to pay my property tax for the 1st time today. the officer said he can reduce the tax penalty by some amt. I told him nt to. then he filled the forms himself asked me to get a xerox of sales deed and write cheques for the amt. he did not let me see the forms nor he gave me any receipt. he said to come after 2 days to collect the receipt and he charged 600 as form filling fees. My concerns are 1. is in necessary to submit sales deed copy for 1st time filling. shouldn’t I get a receipt for my cheques. also can he take cheques and use it for some one else since he has nt given any receipt for me.

  59. D R Prakash says:

    Dear Mr.Karanam Balaji & Ms.Surya Shika,

Sorry for the delay in replying. To get it fast, I have requested to send a copy to my mail ID, as sometimes the auto system fails to reach in time.

Regarding your query, can you furnish in detail about your previous paid details. Without those it is difficult to clarify.

  60. D R Prakash says:

I would like to thank you for coming out with such a good reference for new property owners who might not have any clue about paying property tax with BBMP.

I had one query so thought of directly checking with you. I have to pay property tax for this year and I was wondering if I go and pay the amount physically in BBMP office (amount is Rs 8000), will they accept check? Or They only ask for payment in DD?

thanks in advance for your answer

  61. D R Prakash says:

    Dear Sir,

Recently BBMP has introduced collection through a few banks and is yet to complete the list. Many a help centers have been closed for misappropriation, especially in the newly inducted areas. As most of the prompt property owners have already paid the tax for the year 2013-14, the practicality of the new system is unknown.

But still they have not suspended payment by cheques, as it is a LEGAL TENDER MODE and they cannot do it.

Hence you can pay it through any of the designated banks by cheque. For the list of banks and branches, you can see below OR log onto :
List of banks and their branches enabled for payment of property tax over the counter
    Canara Bank
    Corporation Bank
    Induslnd Bank
    Indian Overseas Bank
    Kotak Mahindra Bank

Hope this information will suffice you to make your payment.

    ThanX for your approach madam.

    I remain,

How to pay first time property tax on apartment purchased from builder and obtaining possession of the same property from builder ?
    Please provide guidance .

  64. D R Prakash says:

Mr.Ramesh K.S., Please be clear with your query, as every property would have already paid taxes and there is no property which attracts a FIRST TIME tax. Provide the list of documents received / obtained with regard to your property to enable anybody to guide you in the proper and appropriate way.

  65. srinivasan dr sundaram says:

we pay . but what the BBMP does fro us? they are going bankrupt as per news paper reports. nor they do what ever they can do towards citizens welfare. name any one or two visible responsibilities the BBMP have carried out in the last financial year.

  66. D R Prakash says:

    Mr.Srinivasan Dr Sundaram,

It is not their fault for this scenario. We should blame ourselves for electing such representatives. The politicians are making BUSINESS, by investing their money in elections and reaping after elected. If only people adopt rule 49 O – Right not to vote for anyone of the candidates, they not only lose their deposit, but will be debarred from contesting consecutive elections.

Bangalore did not have elected representatives for almost THREE years. Was not things going smooth ? First we should mend ourselves, only then we can point at others.

  67. srinivasan dr sundaram says:

thank mr prakash. wheh was it with no elected res fro three years..? lack of unity among ourselves is the core problem how do i reach you. any mail id please.regards

He is telling me that sale deed is required to pay my tax. is sale deed required to pay tax? Actually i don’t want share my sale deed with other person. is there any other way to find out new PID number without sharing the sale deed?

  69. D R Prakash says:

Dear Mr.Srinivasan dr sundaram Sir, My mail ID is published as well as given in my few replies. Anyway once again I’ll write it down here for your reference :; +919964184896; +918025551733. I’ll will not be attending calls while driving N freshening. My mobile will be switched off while in Judiciary (Court). You are welcome to send SMS / mail, which will promptly be responded in reasonable time.

  70. D R Prakash says:

Mr.Srikar, Similar to your principle the rule also goes. No details will be furnished without any document and to a third person. Have you got got the property transferred to your name and does it stand against other’s name is first to be checked. If you are not interested to share your details, the ONLY option left is for you to go over PERSONALLY. As you have not paid tax since before 2008, your record will not be available on line as it would not have been updated. PID # have been changed recently and hence one has to find out the old number and then get the new number. Many NRIs entrust similar works with original documents wherever necessary to paid service providers.

  71. srinivasan dr sundaram says:

thank mr prakash, will keep in touch with you as advised.

  72. K Alam says:

Dear Prakash Sir, Thanks for the write-up and your services which is very much helpful for person like me. I took property in May 2012 it is B-Khata, property tax has been cleared till AY 2012-13 and receipts are in the name of previous owner. Though tax is being paid for property, I still request you to guide me how can I include my name in-place of previous owner (rest no change) in Property Tax receipt for taxes which is I have to pay now / hence fourth. The option for changing owner details are not enabled on net, hence I can fill the form and submit manually for one time if online submission not available. kindly advise.

  73. D R Prakash says:

Dear Mr.Alam K, The change has to be effected only by the BBMP and not by the property owner (If that option is given, all the properties will get different names of owners everyday). I am to conclude that your property lies in the new BBMP area, as you are issued with a B Khata. As I have been repeatedly clarifying that the tax is paid for the property and not for the person. Hence in whose ever name the receipt is, makes no difference. Submit your records to the ARO office with a request for changing the name of the owner on the system. It will be done by them, while updating process will be undertaken. For the present, fill YOUR name in the returns and acknowledgement.

  74. Vipin Shetty says:

When I try to pay it says “Record Saved Successfully” and does not go further. When I called the helpline they say close the browser and try again,
I tried it numerous times with the same result.

  75. D R Prakash says:

Mr.Vipin Shetty, For which year were you trying to pay the tax ? Be clear when you need solutions. Mobile number is a must, ticking the declaration is compulsory. Which platform are you using ? It is recommended to use ‘GOOGLE CHROME’ or ‘MOZILLA FIREFOX’. When checked, it is working perfectly now. Couple of days ago, updation work was was in progress. Please try now.

  76. Vipin Shetty says:

Thanks for your quick response, I am using firefox i used chrome too with same results. I am trying to pay 2014-15 and have put the mobile number, This is an vacant site, I am getting the other error msgs like if I don’t tick on vacant it is promoting to please enter SWM cess if I don’t tick it is saying “please accept the declaration” I can see all the past years tax paid records too. But once I enter the details i get the msg “Record Saved Successfully” and it is not proceeding

  77. Vipin Shetty says:

I was able to pay via chrome but it is not working via firefox

  78. anjana sridhar says:

Hello sir, I am not able to make the payment when I use Internet Explorer 9 and Mozilla Firefox 3.6

  79. D R Prakash says:

Dear Ms.Anjana Sridhar Madam, It is clearly mentioned in the web site itself and also in my reply earlier, just above your query of Mr.Vipin Shetty to use ‘GOOGLE CHROME’, which is the BEST and next to it is ‘MOZILLA FIREFOX’. Explorer 9 might not suit properly or might not also work. Please refer to above clarifications and avoid repeatation, just because it is FREE.

  80. girish kanagotagi says:

Sir, I had been paying tax on vacant site so far. This year, I have built a house on it and occupied it. Which form should I use? 2. What is the meaning of category, Sub category and group? Please advise. Thanks. .. Girlish Kanagotagi (

  81. poornima Rao says:

I see same problem of “form saved” when using mozilla. Use IE8 and i was successful though there are some dumb frame issues and u cannot use mouse to click the hidden button. Steps: select form 4–> click Year 2014-15 (this appears below a frame) –>Fill in PID and click find–>Select the owner name with mouse (here is the trick) to highlight the selected name –>Hit tab to go to next button which is behind the bbmp bottom banner–>after tab hit spacebar to select the button and viola u have the online payment page opened up
    hope this helps

  82. D R Prakash says:

Ms.Poornima Rao, Thanks for your sharing the experience. It might help somebody. But the BEST system is ‘GOOGLE CHROME’, where it is easy and fast.

  83. D R Prakash says:

Dear Mr.Girish Kanagotagi, You will have to use FORM V, (In blue color & available now). For all other details, please refer to the ‘STEP BY STEP GUIDANCE TO PAY PROPERTY TAX’ for the year 2008-09 available on this very same site. If still in doubt, feel free to revert back for any / all clarifications.

  84. Divya says:

    Hi Mr Prakash,

I need a clarification. I have paid the property tax for FY 2013-2014 by directly visiting the office. For 2014-2015 and 2015-2016, i wished to pay online as am outside of bangalore.

but when i try to pay for 2014-2015 it says ‘Tax not paid for 2013-2014’. How to get this details added to online ? I logged a complaint, tried calling them, but it didnt help.

Also the new PID is present in 2012-2013 payment reciept, while the 2013-2014 has the owner name changed and with no PID number. Now when i see online, i get the old owner name.. Could this be of any problem? How can i rectify it? Please clarify

  85. D R Prakash says:

    Dear Divya Madam,

As it is the service of BBMP was in shambles, now as the council is dissolved and is on a new Administrator, definitely things gets worsened. Your statements are confusing and not fully clear.

When did you purchase ? Have you got the khatha transferred to your name ? What type of khatha was issued ? Without full details, how do you expect a clarification ?

You say, the receipt of 2013-14 does not have the PID number, the owner’s name changed. Did you not check it while / after paying the tax ? You are complaining now, about it after TWO full years. Now online you say old owner’s name is reflecting. Probably you would have got all the work done through some middlemen, who are just after their share of charges. They manipulate things and get you some bogus documents.

This type of complaints cannot be rectified online, but has to personally visit the concerned office and get it rectified. Do you have all the copies of returns submitted since 2008 ? While going over to the office, please carry all the documents pertaining to the property. OR entrust it to a sincere knowledged person, who will get it done appropriately and will also be responsible.

    Thanks for your approach.

  86. prasan navin says:

    hello sir,
My problem is a little similar to Miss. Divya …
I have paid property tax every year and have application number for the same since 2008-09 ( i have only lost the tax receipt for 2012-13 and hence don’t know the application number for that year only ) …
I tried to pay the tax online for this year (because of BBMP person seeking bribe), but after entering the new PID number the page says “Tax not paid for previous year 2014-2015” …
My tax assessment is upto date until 2011-2012 on the BBMP website and hence I can move forward with online payment of tax for 2012-13 assessment year only …
But i have already paid tax for 2012, 2013 and 2014 in bbmp office …

Is there a solution for this problem ?

If i go to pay tax in bangalore one would i face similar problem (as online details are not upto date) ?

Is there any way i can get a re-print of my lost tax receipt for 2012-13 ?

One last off topic query – My new PID number is indicating a wrong ward number from where i reside, if u can through some light on it, it would be nice ….

Thank you … hope to find a solution

  87. D R Prakash says:

    Mr.Prasan Navin,

Don’t complicate the things. You say that, you have lost the receipt only for the year 2012-13. What happened to the copy of returns, acknowledgement given for submitting your returns ? What about other receipts for the following years ? From where did you get the PID number ? Why do they ask for a bribe ? When and where did you pay the taxes for the following years after 2012-13 ? Lakhs and lakhs of people are paying taxes at the BBMP help centers and I myself pay taxes for more than 50 properties across the city and pay not even a single paise as bribe.

We are already into 2015-16 tax payment. The tax is collected for a year from April to March of the following year.

Just because it is a FREE site, please do not post vague questions.

Without any details / copies of the documents, how do you expect some one to guide you. Either forward your documents OR bring it personally for specific problems.

    Thanks for your approach.

  88. prasan navin says:

That was a little rude, sir … but may be i didn’t articulate my query well …
I have lost all records of 2012-13 tax records once in transit from BBMP office, back home …
I have the tax recepits for the following 2 years … i had submitted tax in BBMP office itself (i infact paid bribe then in 2013 and 2014) …
I got my PID number from the BBMP website …
They ask for bribe to fill in their pockets, as simple as that … i’m not blabbering here but telling the reality, irrespective of what u have experienced (i’m glad u have had good experience with bbmp, but that’s not what i have experienced and it would be nice if u could respect that and acknowledge it …. in fact the BBMP person told me “work doesn’t happen here without paying up” ) .. that is why i wanted to do online payment of property tax and bypass BBMP office …
I’m sorry if my questions very vague, sir … u didn’t have to take so much time to reply to my query and just ignored it if u thought it wasn’t a genuine query … but that u have taken so much time to reply, i appreciate it and I thank you for that …

Mayb let me re-iterate my query :
when i tried to pay online tax for 2015-16, bbmp website says i have not paid tax for 2014-15 (hence i could not proceed further) …. But the fact is, i have paid the tax for 2014-15 in bbmp office (i have paid tax for all years before this) … So I had asked what is the solution to this … Miss.Divya’s first half of her comment is the same problem i faced w.r.t online payment of property tax

If not online payment, i have the option to pay tax in bangalore one centre where i don’t have to pay bribe …. usually bangalore one centre also opts for online payments and hence i was wondering if at all i go to bangalore one to pay up my 2015-16 tax would i encounter the same problem i’m facing for online payment ?

Regarding lost tax receipt of 2012-13 … i have genuinely lost the entire record in transit … i had taken it to bbmp office while paying 2013-14 tax receipt and while coming back i lost it … so i asked u, is there any way to get a re-print of the lost tax receipt ? …

The PID number which i got from bbmp website while checking previous year tax payment records had a different ward number to it in the first part of the PID number, than where i am residing … So my query was, how do i rectify it ?

Please ignore my message if u think there is no merit to my query … DON’T WASTE YOUR TIME, SIR …

I had no intentions of posting vague questions … it was a matter of not articulating it well enough for u to understand it … i’m sorry for that and it’s my mistake …

I acknowledge that websites like “citizenmatters” are FREE for public access, and i’m saying it to re-affirm it to u, as u felt i’m posting non-sense just because this is a free site …

    Thank you

  89. D R Prakash says:

    Mr.Prasan Navin,

Even now it is vague only. You have neither mentioned anything about the receipts of payment for the years 2013-14 & 2014-15. You neither give details of your property. New PID nos were issued after BBMP became 198 wards and there ought to be different in ward nos. If you had really filled your returns, you would have known all the differences, wherein you had to write both the Old as well as New PID nos.

It shows you take it lethargically and pay bribes, probably having easy income. We are taking the strain to educate the COMMON MAN to fill the returns and submit it without paying any bribe.

The PID nos. are available on the receipts, which you are not aware of. Probably you might be an youngster and inexperienced. When you are referring particular cases, all the details have to be mentioned. Only then solution can be given. But in both your queries, no details are furnished.

I had guided Ms.Divya also to entrust to a GENUINE and QUALIFIED person to get things straight. You may also follow the same.

Many people, who do not want to post their documents on forum sites like this, send them direct to my mail ID, as per guidelines given, which you have not read in the previous comments. Keep COOL, concentrated while reading and read fully till you understand. Still if you have doubts, you are FREE to approach us.

Take back your word ‘RUDE’, as it is you who have started to query without clear understanding. We are all on VOLUNTARY service of common man for queries of general as well as particular. Please bear this in mind, before commenting irresponsibly.

    Wish you all the BEST.

  90. prasan navin says:

i have paid tax for 2013-14 & 2014-15 and do have the receipts … (the PID spaces are blank) …
Nope … no easy income … please don’t assume stuffs …
Yes, i’m 22, young and inexpereinced and i’m learning …
Have taken up the job of paying property tax from my parents and i refuse to pay bribe …
I don’t understand how more i need to articulate for u to understand the issue ….
i have read in the comments section regarding ur e-mail ID, but i thought to post it here itself as a common query, as it might be a common problem, and hence would be helpful for others who face same problems…
    anyways thank u …

  91. Mani Vannan says:

    Hello Sir,
I got a apartment in bommanhalli (Super build up area1193sq.fee)t and registered in 12th sep-2012 after registration i went to abroad. i came back 1 months back. Could you please guide how to pay the property tax.I checked the some website. first we need to pay tax to visit near BBMP office from second time onwards we will pay online?

Could you guide me from which financial year i need to pay the tax? is there any penalty for the property tax? if penalty is there how penalty will be calculated? Is it possible to avoid penalty? when you pay the tax what are the things, needs to be captured in the mind.

    Your input highly appreciated!!

    Thank you,

    Manivannan P

  92. D R Prakash says:

    Dear Mr.Mani Vannan,

Please be clear about your situation. Till when is the tax paid and for what it is paid ? Tax has to be paid continuously and if not paid in time, definitely attracts penalty and interest.

Penalty is Rs.100/- and interest is @ 2% per month of the amount.

If tax is paid from 2008-09, you can get the details on on-line and pay tax even on on-line. Without having any details, it is not possible to give any proper guidance.

    ThanX 4 Ur approach.

  93. aman says:

I have a similar doubt. I have not paid any property tax since the acquisition (which was in 2011). Now the penalty is 2% per month. But 2% of what? The pending amount?
Say the tax is 1000 for 2011-2012, Including penalty it comes to around 1340.
Now for 2012-2013 how does the calculation proceed?

  94. D R Prakash says:

    Dear Mr.Aman,

It goes the same way. The interest is calculated till the date of payment and penalty for every year. So the total tax for the year 2011-12 will be Rs.1940/- as on date if you pay, for the example you have given. Similarly for the 2012-13, 2013-14 & 2014-15 as well as 2015-16 has to be calculated and paid.

    Thanks for your approach.

  95. D R Prakash says:

    Dear Mr.Aman,

What you have calculated and derived at is the amount payable on the following year only. For now you have to calculate 2% till the period you pay. Assuming you are paying today, add interest for the years 2012-13, 2013-14, 2014-15 & 2015-16 (Part of the year – 5 months) So for another 41 months interest you have add. Similarly for the subsequent years, 29, 17 & 5 months respectively.

    Hope this clarifies your doubt.

    ThanX 4 Ur approach.

  96. aman says:

Got it. Thanks a lot. You made it really clear.

  97. aman says:

Got it. Thanks a lot. You made it really clear.

  98. Thirumalai says:

I hadn’t paid my Property Tax for last 2 years. I remember I faced some problem with online payment earlier and I gave up. I then forgot to go to local office to pay the tax. Today I decided to pay and tried it online. I faced the same problem everyone else is complaining about – “record saved successfully”. I used Firefox browser and it never led to the next page of selecting payment gateway. I got really irritated and searched the web. Someone suggested using Internet Explorer and so I tried it. Very first page itself didn’t load properly in IE. So I tried Chrome and it all worked beautifully. I successfully paid all my property tax online, but I was slapped with almost Rs.3000 as interest for late payment. What a stupid bug they have in their system with Firefox and IE. It costed me Rs.3000!!!

  99. D R Prakash says:

    Dear Mr.Thirumalai,

In the beginning of the online payment services started, it was clearly and specifically stated as to what platform works, what should be the configuration needed etc.Hope you had not gone through it on previous occasion as well as now before you succeeded to pay.

A little negligence / laziness costs you to that extent. Anyway you have proved its always better to be late than never. Otherwise, you would have ended in paying in geometrical amounts at a later date.

Definitely you will be prompt hereafter, as you have learnt the lesson at a costly price and posting it over here is the BEST thing you have done for many to be prompt.

ThanQ once again for sharing your bitter experience for the benefit of others.
